Catete

The most affordable Zona Sul address, and one of Rio's fastest-appreciating in 2025.

Why It's Beautiful, and Why You Should Visit

Catete is a compact Zona Sul neighborhood wedged between Laranjeiras, Flamengo and Glória, just ten minutes from downtown and less than five from the sprawling Aterro do Flamengo park. Its defining landmark is the Palácio do Catete, an imposing nineteenth-century palace set in lush gardens that today houses the Museu da República, with artworks and artifacts tracing the political history of republican Brazil. A short walk away, the Museu do Folclore Edison Carneiro holds ceramics and wooden sculptures from Brazilian folk tradition. The neighborhood has an almost small-town feel within the big city: tree-lined streets, elegant commercial architecture, and a slower pace than its beachfront neighbors, even while remaining strategically central.

A Bit of History

The Palácio do Catete was built in the mid-1800s as the residence of the Portuguese merchant Antônio Clemente Pinto, the Barão de Nova Friburgo, who owned numerous coffee plantations across the state of Rio. Sold in 1890, the building became Brazil's presidential palace in 1894 and remained the seat of executive power until 1960, the year the capital moved to Brasília. Since 1960 it has housed the Museu da República, which gained full administrative independence in 1983. The neighborhood grew up around the palace over the nineteenth and early twentieth centuries as a middle-class residential area, and to this day it has kept a more intimate, "neighborhoody" character compared with the beach districts.

The Real Estate Market: 2020 to 2026

Catete is now considered the most affordable neighborhood in the entire Zona Sul, despite its central and well-connected location. The average purchase price sits around R$624,000 (~$122,353) to R$650,000 (~$127,451), with average rents close to R$3,000 (~$588) a month, figures noticeably lower than Copacabana, Ipanema or Flamengo, making it a more accessible entry point into the Zona Sul. Small renovated apartments regularly appear on the market (around 50 square meters, priced R$900,000 (~$176,471) to R$1 million (~$0.20 million) for furnished units with views over Guanabara Bay), alongside new condominiums offering "private club"-style amenities, pools, gyms, round-the-clock security, a sign of an ongoing upgrade and gentrification of the neighborhood's older housing stock. The broader upward pressure on Rio's real estate market in 2025 (up roughly 5% citywide according to the FipeZAP Index) reached this area too, though with more modest gains than the very top-tier neighborhoods like Ipanema and Leblon. One figure, though, complicates that reading: according to a Loft analysis of over 12,000 active listings between January and July 2025, Catete came out as the third-fastest-appreciating neighborhood in Rio for the half-year, up 29% in average asking prices (average ticket rising to R$803,849 (~$157,617)), beaten only by Santa Teresa (+33%) and Ipanema (+32%). It's a clear sign of gentrification under way, with buyers drawn to a more affordable but still central alternative to the traditional upscale districts.

Interest From Foreigners and Locals Alike

For cariocas, Catete offers an appealing trade-off between affordable pricing, history, and a central location, ideal for anyone working downtown or wanting to stay close to the Aterro do Flamengo without paying Zona Sul beach prices. Foreign investor interest is still fairly limited compared with Ipanema or Copacabana, but it's growing in step with the tourism and cultural expansion of the nearby historic downtown (museums, Porto Maravilha, Lapa's nightlife), making the neighborhood a plausible "next Santa Teresa" for anyone looking for future upside.
